1. Who we are

RestMalta ("we", "us", "the platform") is a rental platform connecting landlords, tenants, real estate agencies and independent agents in Malta. RestMalta facilitates listings, communication, visit scheduling, lease generation and move-in inventories — it is not a party to any lease agreement signed through the platform.

2. Accounts

You must provide accurate information when creating an account and keep your login credentials confidential. You are responsible for all activity under your account. RestMalta may suspend or terminate accounts that violate these terms, provide false information, or engage in fraudulent behaviour.

3. Listings

Landlords and agencies are solely responsible for the accuracy of their listings, including price, availability, photos and description. RestMalta does not verify property ownership or the legal right to lease a property, though it may request supporting documents at its discretion.

4. Identity verification

Tenants may be asked to submit identity documents and supporting paperwork to build a rental dossier. This information is used solely to help landlords assess applications and is handled in accordance with our Privacy Policy.

5. Payments and fees

Where RestMalta charges a platform fee, this is disclosed to the tenant before any payment is authorised, and is only captured if an application is accepted by the landlord. Rent and deposits are paid directly between tenant and landlord; RestMalta does not hold or manage these funds. Real estate agencies operate under a separate subscription arrangement.

6. Leases and legal compliance

Leases generated through the platform are intended to comply with the Private Residential Leases Act (Chapter 604 of the Laws of Malta). It remains the landlord's responsibility to register the lease with the Housing Authority within the legally required timeframe, and both parties' responsibility to ensure the final signed lease reflects their actual agreement.

RestMalta provides tools to facilitate rental transactions but is not responsible for the conduct of landlords, tenants, agencies or agents, nor for the condition of any property listed. Disputes arising from a lease are between the contracting parties.

9. Changes to these terms

We may update these terms from time to time. Continued use of the platform after changes take effect constitutes acceptance of the revised terms.
