A few things worth explaining

RestMalta does more than a typical listings site — here's the "why" behind the parts that aren't obvious at first glance.

📸 What's the "move-in inventory"?

Formally called an EDL (état des lieux) in Maltese rental practice — a room-by-room record of the property's condition and both meter readings, photographed and signed by both parties the day the tenant moves in. Its whole purpose is to settle disputes fairly later — if something's disputed at move-out, there's an agreed, dated record from move-in to compare against.

🪪 Why does RestMalta need my ID?

Two reasons. First, trust — a landlord reviewing your application, or a tenant reviewing who they're renting from, can see a verified identity instead of just a name in a chat. Second, Maltese leases legally require each party's identification to appear on the document itself, so it's needed either way.

💶 What's the platform fee actually for?

It covers running the verification, e-signing and hosting behind the platform. It's only ever charged if a lessee's application is actually accepted — never upfront, and never if you're rejected. Properties managed by an agency don't carry this fee at all, since agencies pay their own separate subscription instead.

🏢 Do I need an agency, or can I self-manage?

Self-managing directly between lessor and lessee is the default and works for most people — RestMalta handles the lease, e-signing and move-in inventory either way. An agency is there for landlords who'd rather hand off the day-to-day (visits, applications, coordination) entirely.

⚖️ Is the lease actually legally valid?

Leases generated through RestMalta are built to comply with Malta's Private Residential Leases Act (Chapter 604) — covering the property address, agreed use, duration, rent and payment method, deposit, and the move-in inventory as required by law. It remains the landlord's responsibility to register the lease with the Housing Authority within the legally required timeframe.

🔑 What happens to my deposit and rent?

They're never held by RestMalta. Once a lease is signed, deposit and first month's rent go straight from the tenant's payment method to the landlord's own account — the platform only ever facilitates the transaction, it isn't a party to it.
